Grayton Beach campground offers a quiet alternative to some of the busier campgrounds in California and Florida. Grayton Beach is one of Floridas most beautiful beaches, known for its incredibly soft and smooth white sand and coastal forests. There is abundant wildlife here, too, as the park straddles Grayton Beach and Western Lake a lake with salt marshes and plenty of fishing opportunities. This park is only an hour and a half east of Pensacola, and has full amenities with water, hookups and restrooms. Camping is $25 a night and is possible year-round.

Grand Teton National Park Wyoming

Just north of Jackson Hole, you can peek at the Rocky Mountains and see plenty of wildlife and lakes. It’s also located next to the National Elk Refuge, where you can spot hundreds of elk, depending on when you go. You can stay at one of the six campgrounds in Grand Teton National Park, but Signal Mountain in particular has the best reviews. Campgrounds are currently open, and most facilities are open with restrictions, although the Jenny Lake Visitor Center, exhibits, and a few other venues are currently closed.

If you enjoy fishing, head to Townsend / Canyon Ferry Lake KOA, which is right on the Missouri River. This RV park is a few miles southwest of Helena. In addition to a mini-golf course, the property also has a camp store that carries RV, boating, and hunting equipment.

Iowa: Ledges State Park

Four thousand years of archeological history can be found at Ledges State Park in Iowa, mixed in with the natural canyons and bluffs that make up this varied landscape. Four miles of hiking trails will guide you to lookout points above it all, where you can view the parks stone bridge and the Des Moines River, running through the west corner of Ledges. Half of the campsites are first-come, first-served, but reservations are recommended for this popular campground.

The views around the park are some of the very best in Iowa. Hiking trails often found you coming face to face with deer who look at you inquisitively. This camping resort lies halfway between Boston and Cape Cod and does not shy away from rustic luxuries. Why its cool: The park offers something different every season:

  • Summer and spring are perfect for water activities.
  • Fall turns the park into a hiking paradise.
  • Winter calls to cross-country skiers, snowshoers, snowmobilers, and ice fishermen.

The park mostly consists of water, so if you enter without your own vessel, try a guided boat tour .

There are also a wide variety of hiking trails, accessible by both car and boat. However, this is definitely more geared toward boating enthusiasts and water-lovers.

Where to camp: The park features 220 free, designated campsites, but theyre accessible only by water on a first come, first served basis. Backcountry camping is also allowed anywhere in the park .

When its open: Year-round. Visitor center hours vary by season.

Cost: Entrance is free, but theres a $10 daily fee for private boating. There are no charges or reservations for individual campsites, though a free permit is required.

Why its cool: Do you really need a reason? Its the heckin Grand Canyon.

The South Rim is more popular, accessible, and busier, while the North Rim is harder to get to but offers a more secluded stay . Both areas are gorgeous, so you really cant go wrong.

Backcountry hiking is one of the most popular activities, but it can be super tough . Whitewater rafting trips on the Colorado River are always a crowd-pleaser.

Situated on the South Fork of the Shenandoah River with more than 1,600 acres along 5.2 miles of shoreline lies Shenandoah River State Park. The park offers scenic vistas overlooking Massanutten Mountain to the west and Shenandoah National Park to the east. A large riverside picnic area, picnic shelters, trails, river access and a car-top boat launch make this a popular destination for families, anglers and canoeists. Louisiana: Fontainebleau State Park

The ruins of a brick sugar mill from 1829 are only one of the many draws to Fontainebleau State Park. The 2,800-acre park features a sandy beach for sunbathing and an old railroad-turned-trail for hiking. Over 400 species of birds make their home here, where three waterways come together, along with a variety of ecosystems. There are a variety of sites for both tents and RVs.

We stayed here a little over two weeks in mid-February 2019. We really enjoyed this park. It does get very busy on the weekend, but the area we were in was still quiet and peaceful. We were in an area that is deemed long-term and some people around us were staying several months. This was our second time staying here and we enjoyed it more this time because we had extra time to explore the park. We saw numerous deer and several wild boars which was fun. Here are some additional valuable tips for making tent camping your new favorite camping experience:

  • Prepare for the weather: Weather becomes more of a factor when tent camping. In a cabin or RV, you have protection from rain, cold and other elements. In a tent, there’s just a thin piece of fabric between you and the outdoors. For this reason, it’s always important to check the weather before you go. Bring plenty of warm bedding, even in summer, as nighttime can get chilly. Have a backup plan in case of severe weather.
  • Waterproof: Waterproofing your tent is also important. Many tents come with factory-sealed seams to keep water out. If the seams start to fail or they aren’t already sealed, use a seam sealer to keep the water out. Patch any holes in the tent to keep the rain out. A rainfly also helps keep you dry. If you notice peeling on your tent, the waterproof coating may be coming off. At this point, you may want to replace the tent. You can also apply a polyurethane sealant. Choose a sealant designed for the type of fabric used on your tent.

The nearby town offers shopping, restaurants, and annual music festivals. The park is owner-operated and is easily managed by 2 people. The owners maintain a waiting list of over 60 people. Seasonal rates are lower than competitors in the area, so there is room for an increase in income for a new owner. The park is on track to gross 17k over 2020. The 110 seasonal sites are 100% leased for 2022. 2 area competitors average $3,400/site while this campground site average is $2,080 for 2022. The cap rate for 2020 was 11.47%.

Crystal Cove State Park In Southern California

Watch the sunset from your tent or enjoy the surf in this classic sandy southern California beach. Crystal Cove State Park is only a few hours south of Los Angeles and is a great weekend destination for families or newer campers. The park also features 18 miles of backcountry trails through coastal forests with ocean vistas. Stay at Moro campground for access to drinking water and restrooms. The climate here is mild enough to camp year-round, although reservations in this popular and scenic park are recommended. Family sites or RV sites are $55 a night.

  • Refugio State Beach is just 20 miles west of Santa Barbara, California, and offers beach camping on a sandy beach with shallow water perfect for swimming. The State Park Lifeguards watch over the swimming area from May through September, and even offer kayak tours. This family-friendly camping destination has 66 tenting and RV spots, and camping is possible year-round, although online reservations are recommended. Camping is $45 a night and includes drinking water and restrooms.
